At the end of a long track is a big balconied house built in the 1970s – a contemporary pad with amazing views. The house is set in sloping woodland with neighbours on either side and new dwellings going up near by, but nothing intrudes, and rabbits and badgers frequent the garden. It's a much-loved house, IKEA-furnished and very well-kept, with crisp clean lines, heated towel rails, a sauna for two and champagne in the fridge. Imagine three light-flooded floors to spread into, a patio, a balcony and a one-acre garden - great for a house party. At ground level is a room with two jaunty sofas (one a sofabed), table football, table tennis, Space Invaders too, a utility/wet togs room next door and glass doors to a big BBQ patio. Upstairs, a spacious, wooden-floored, cream and white living area and kitchen rolled into one with a south-facing balcony that goes on for ever – the views! – and three swanky bedrooms, carpeted and en suite. At the top, the master bedroom – wide low-slung bed, modern chaise longue, dark wood mirror, big white rug – and a cool bunk room for the kids. Edinburgh is an hour but Melrose is closer, full of festivals and fabulous shops. And you can walk to restaurants, shops and pub.
