Gathman's Cottage, Baumber, Horncastle, Lincolnshire, England
This is true 'mud and stud' - the Lincolnshire vernacular that grew up over centuries when building stone was hard to come by. The roof is thatched, walls are wobbly, ceilings are low and beamed and you can still see the hatch through which the previous owner climbed to reach her bed. Gone are the hatch and ladder, to be replaced by a polished staircase and a few mod cons. The dining room has great character, with its generous pine table, Rayburn cooker, original fitted cupboards and fantastic views over open fields. The quarry-tiled living room is on the small side and the kitchen a tad dark, but the dining room is the throbbing heart; its warmth emanates throughout the house. Under the eaves, the charming main bedroom is all rickety floorboards and pine furniture, and has those wonderful views. The other bedrooms (one up, one down) are as diminutive as the cottage itself, with few modern touches. But this is a place of quirky heritage, so the joy lies more in the history and the beauty of the area than in the modernity. Mike and Clare, who live a two-minute walk away, give you a fabulous introduction to the Lincolnshire Wolds - an Area of Outstanding Natural Beauty - and many pointers to local hidden delights.
